What a home inspection tends to find, by the age of the house
A house tells on its own decade. The wiring behind the walls, the pipe feeding the kitchen, the paint under three later coats, and the siding on the north wall were all chosen from what was normal and legal in the year the house went up. That is why an inspector who knows the era can predict, before opening a single panel, most of what a home is likely to surface.
None of this makes an older house a bad house. It makes it a knowable one. A home inspection is a visual, non-invasive look at readily accessible conditions on a single day, so it will not find everything, and the age of the house does not change that scope (see what a home inspection actually covers, and what it does not). What the era does is tell you where to point your attention and which materials to ask about, so an item flagged in the report is a starting point for a conversation rather than a surprise. What follows is organized by when the house was built, and every dated or material claim below is sourced at the end.
Construction eras blur at the edges. A 1976 house built by a careful local builder may already have copper supply lines and no lead paint; a 1988 house may hide a section of 1950s wiring from an addition. Use the era as a first guess about what is present, then let the inspection confirm or rule it out. The table is a map of the paragraphs that follow.

Pre-1950 houses
The oldest housing stock carries the materials of a time before most consumer-safety regulation existed. Four of them come up again and again.
Knob-and-tube wiring
What to look for. Ceramic knobs and tubes carrying single insulated conductors through the framing, most visible in an unfinished basement or attic. According to InterNACHI (nachi.org), knob-and-tube was in common use in North America from about 1880 to the 1940s, which places it squarely in this era.
Why it matters. The system was designed to shed heat into open air. InterNACHI notes that the danger arises from its age, from improper later modifications, and above all from situations where building insulation envelops the wires, because trapped heat then becomes a fire hazard. For that reason the 2008 National Electrical Code prohibits this wiring in wall, ceiling and attic spaces insulated with loose, rolled or foamed-in-place insulation. Many insurers will not write a policy on a house that still runs on it.
Galvanized and cast-iron plumbing
What to look for. Dull gray, threaded steel supply pipe and heavy cast-iron drain lines. According to InterNACHI's guidance on plumbing in older homes (nachi.org), the interior corrosion that afflicts these pipes is not visible from the outside and is difficult to detect, so an inspector reads it indirectly through reduced water flow at fixtures and rust-colored staining.
Why it matters. Galvanized pipe corrodes from the inside as scale builds on the pipe wall, which restricts flow and, over decades, produces pinhole leaks. The same source describes reduced flow and rust spots from pinhole leaks as the telltale signs. The failure is gradual and the fix is usually a repipe, so identifying it early is a budgeting question more than an emergency.
Lead-based paint
What to look for. Any original painted surface, since lead was standard in house paint through the middle of the century. An inspection does not test for it; both the ASHI and InterNACHI standards exclude environmental hazards such as lead paint, so confirmation comes from a separate lead assessment.
Why it matters. According to the U.S. Environmental Protection Agency (epa.gov), the federal government banned the sale of lead-based paint for use in homes in 1978, which means any pre-1950 house very likely contains it under later coats. Intact paint is generally left alone; the risk is dust from deteriorating or disturbed paint, especially during renovation, which is why the era of the house drives the federal disclosure and renovation rules that apply to it.
Asbestos in building materials
What to look for. Pipe and boiler insulation, some plaster and joint compound, floor tile and the mastic under it, and cement-board siding. As with lead, this is out of an inspection's scope and is confirmed by a specialist, not by the inspector.
Why it matters. According to the EPA (epa.gov), asbestos was widely used in building products and the agency did not begin restricting it until the 1970s, when it banned spray-applied asbestos insulation in 1973. Undisturbed material is often best left in place; the hazard is fibers released when it is damaged or removed, so the practical action is to identify it before any demolition.
1950 to 1978 houses
Post-war housing shares the lead and asbestos concerns of older stock, since both remained legal for most of this window, and it adds one hazard specific to a narrow band of years.
Lead paint and asbestos, continued
A house built any time before the 1978 lead-paint ban should be treated as containing lead paint until tested, according to the EPA (epa.gov). Asbestos likewise remained common in insulation, flooring and finishes through this period. The inspection flags the age and the likely locations; verification is a separate step.
Aluminum branch wiring, 1965 to 1973
What to look for. Single-strand aluminum conductors feeding ordinary 15- and 20-amp branch circuits, often marked "AL" on the cable sheath. According to InterNACHI (nachi.org), between approximately 1965 and 1973 single-strand aluminum wiring was sometimes substituted for copper branch-circuit wiring in homes because of the sharply escalating price of copper, so houses built or expanded in those years are the ones to check.
Why it matters. The concern is not the wire in the middle of a run but its terminations. InterNACHI explains that poor connections cause the wiring to overheat, creating a potential fire hazard, and that neglected connections at outlets, switches and fixtures become increasingly dangerous over time. Accepted repairs involve correcting the connections rather than rewiring the house, and the presence of aluminum branch wiring can also affect insurability.
1980s and 1990s houses
Houses from these two decades are usually free of lead, asbestos and knob-and-tube, but they introduced several materials that were marketed hard, installed widely, and later proved troublesome.
Polybutylene supply plumbing
What to look for. Flexible gray (sometimes blue or black) plastic supply pipe, typically about half an inch to an inch in diameter, entering at the water heater and running to fixtures. According to InterNACHI (nachi.org), polybutylene was manufactured between 1978 and the mid-1990s and was installed in up to 10 million U.S. homes during that period, which makes it a signature find in 1980s and early-1990s construction.
Why it matters. The same source reports that production ceased in the mid-1990s after widespread allegations that the pipe was rupturing and causing property damage, and that failures tend to occur at the fittings. Because a leak can begin without warning and pipe run behind drywall can leak unnoticed, many buyers treat polybutylene as a planned replacement rather than a defect to argue over.
Federal Pacific and Zinsco electrical panels
What to look for. A service panel bearing the Federal Pacific Electric "Stab-Lok" name or the Zinsco name. An inspector identifies the brand on sight and recommends evaluation by a licensed electrician.
Why it matters. According to the U.S. Consumer Product Safety Commission (cpsc.gov), the manufacturer reported in 1980 that many Federal Pacific circuit breakers did not fully comply with Underwriters Laboratories requirements, and commission testing confirmed the breakers failed certain UL calibration tests. The practical worry is a breaker that does not trip on an overload or short, which defeats the panel's core safety function. InterNACHI (nachi.org) reflects the inspection-industry consensus that these panels warrant evaluation and, commonly, replacement.
EIFS, synthetic stucco
What to look for. A stucco-like exterior that is actually foam board and a polymer coating rather than traditional cement stucco, most often on wood-framed houses of this era. According to InterNACHI (nachi.org), EIFS has been used in the United States since the late 1960s and became a common residential cladding in these decades.
Why it matters. InterNACHI explains that EIFS blocks the movement of water and water vapor and does not breathe, so water that gets behind it, coupled with interior vapor barriers, can drive prolonged moisture intrusion and eventually rot the wood framing once moisture content reaches about 30 percent. Damage is often hidden behind an intact-looking surface, which is why moisture readings around windows, doors and roof-wall junctions matter more than appearance.
Hardboard and masonite siding
What to look for. Composite wood-fiber lap siding, prone to swelling, softening and edge deterioration, especially near grade and under eaves where it stays wet. An inspector notes swelling, delamination and moisture damage as observable conditions.
Why it matters. This siding absorbs water through cut edges and failed paint, then swells and rots. The problem was widespread enough that manufacturers of hardboard and oriented-strand-board siding settled large class-action claims over failures during this era, so a house of this age with composite siding deserves a close look at the most exposed walls.
2000s and newer houses
Newer houses trade legacy hazards for a different set of issues: a few defective materials, and the ordinary consequences of how fast and how tightly modern homes are built.
Defective imported drywall
What to look for. In homes built or renovated in the 2000s, blackened and corroded copper, whether on electrical wiring or on air-conditioning evaporator coils, sometimes with a persistent sulfur or "rotten egg" odor. According to the CPSC (cpsc.gov), problem imported drywall was installed in U.S. homes between 2001 and 2009, and the agency's identification guidance keys on blackening of copper wiring and air-conditioning coils as a visual marker.
Why it matters. The CPSC found a strong association between the imported drywall and elevated sulfide gas and metal corrosion in affected homes. Confirmation requires laboratory testing, but the corroded copper an inspection can see is the flag that prompts it, and remediation is extensive, so this is a material finding in a house of the right age.
Workmanship and moisture intrusion
What to look for. The unglamorous defects of fast construction: missing or reversed flashing at windows, doors and roof-wall intersections, grading that slopes toward the foundation, and improperly sealed penetrations. These are the most common findings in otherwise modern houses.
Why it matters. A tightly sealed modern house is less forgiving of water that gets in, because it dries slowly, so a small flashing or drainage error can produce hidden rot and mold over a few seasons. None of this requires exotic materials; it requires looking carefully at the places where water is directed, which is exactly what a condition-focused inspection does.
The era narrows the search; it does not replace the inspection. Knowing a house was built in 1968 tells you to expect lead paint and to check for aluminum branch wiring, but only the inspection confirms what is actually there, and only a specialist test confirms a hazard like lead, asbestos or imported drywall. Read the age as a set of questions to ask, then let the report answer them.
