NEW HOME PRE-PURCHASE INSPECTION
The home is brand new, so why should I hire a MA home inspector?
The above question is one that many people struggle with when purchasing a home that has just been constructed. Simply stated, the problems in the new home have yet to be discovered! Existing homes have been occupied and time-related problems and seasonal issues are known. You are making the greatest purchase of your life and should protect that investment by hiring a home inspector. Think there couldn't be anything wrong with a brand new house because it's already passed a municipal inspection? Think that the builder's 'quality control' person is going to catch all the mistakes? Think again!
Many of the defect photos in the Photo Gallery are from screw-ups in new construction. Smart home buyers recognize the value of a great home inspector and hire one before they sign on the dotted line. Licensed home inspector Bob Mulloy will look at the house from top to bottom, inside and out and will present his findings in a detailed report. Bob finds often finds more many problems inspecting new homes than old homes, and often the cost of the inspection is less than the cost to repair just one item.
Bob has performed numerous home inspections for people who are purchasing a newly completed home. Always, his clients have said that “my inspection fee was the best money I ever spent.” Client say, “I never noticed that problem before.”
A “new home pre-purchase inspection” consists of an inspection of the following:
|
· Exterior · Grading · Landscaping · Walks · Driveway · Siding & trim · Paint & stain · Entrances · Decks & porches |
· Foundation / basement · Plumbing system · Heating & AC · Electrical system · Fireplace · Garage · Kitchen & bathrooms · Living spaces · Attic / insulation / ventilation |
While most builders take pride in their work, perfection does not exist. Bob always generats a “new construction punch-list” of problems or omissions that require repair or replacement. Identifying the “yet to be discovered” problems in the home prior to commitment will allow you to resolve each issue with the builder.
Your prospective new home needs the professional scrutiny of a home inspector, or your expectations of perfection may be greatly disappointed. An experienced home inspector will open your eyes as to true conditions, and will also provide an explanation of how the systems work and how to maintain the home for the future.
Spend your money on repairs and your time trying to resolve construction disputes with the builder, or hire a home inspector before you purchase the new home.
