NEW HOME ONE-YEAR WARRANTY INSPECTION

Congratulations on achieving the American dream of owning a new home!

Now that one year has nearly expired, your “one-year-builder-warranty” is about to expire.  I hope that you have highly enjoyed your new home, have experienced few problems and few disputes with the builder.  You should schedule a warranty inspection by a top home inspector at least 1-2 months before the warranty expires.

By now you probably have identified most of the quirks, blemishes and seasonal problems during the past year, and yes you may elect to assume the risk and skip a home inspection, to fix any problems yourself or to consult the builder and request repair.  However, you lack the professional skill to inspect the entire building in an objective, unbiased and experienced manner that a home inspector will utilize.

A MA home inspector will examine the exterior, roof, chimney, gutters, mechanical systems, structure, kitchen, bathrooms, living spaces, garage and attic.  The inspector will listen to your concerns and will document each problem in a written report that is a living document.  More than likely, the home inspector will also find additional problems that you have not discovered.

You should consult your attorney, for he or she will explain that if problems are identified and documented by a home inspector prior to the expiration of the warranty, their resolution with the builder can often continue beyond the warranty.

Assume the risk or hire a licensed home inspector for peace of mind.
